This apartment is decorated by the Australian Artist owner who has styled it with a mix of
his Aboriginal art collection and some of his own and artist friends’ work. There are books
and games to make you feel at home in Sydney.
There are all the kitchen appliances required, making for a relaxed and practical stay. The
bathroom is small but functional. Washer and dryer, all the mod cons in the kitchen.
This charming apartment provides both vacationers and business visitors with the perfect
alternative to a hotel, you will feel like you are at HOME. It`s bright, sunny, modern,
sparkling clean and fits ideally 2 adults with the possibility to accommodate 2 extra people
to sleep on the sofa bed (becomes a Queen bed).

For a great free viewing of the harbour, we recommend you walk down Challis Avenue,
down the steps to the Woolloomooloo Wharf, eye off the yachts, walk up to the Domain,
along Art Gallery Road past Boy Charlton Pool, and you will arrive at Mrs Macquarie’s
chair.
From that lookout, you will have the best view of our wonderful harbour. Take some food
and drinks and simply soak it all up. Then off you go to the Opera House and Harbour
Bridge.
✔ Walks
You can go to the famous Bondi to the Coogee coast. This walk takes 2 to 3 hours to complete the return journey. The walk continues past Coogee to Maroubra for those who may want a longer walk.
✔ Kindly Note
This apartment is in a tranquil residential building. This is not the place for you if you`re planning to party or invite late-night groups of people to the property. Quiet times from 10 pm to 8 am Monday to Sunday.
You will have access to the whole apartment.
1 set of keys will be provided at the check-in (Lockbox).
It is easily explained in the check-in instructions.
If a set of keys is lost, there is an A$100.00 fee payable to replace that set.

This is a private unit ALL TO YOURSELF and you WON`T be sharing this with any strangers during your stay.
There are everything that you need to get started as a base while getting established here for work, study, or holidays.

ABSOLUTELY no parties or large gatherings.
The building is a quiet, residential, apartment block and guests are required to refrain from making noise after 10 pm.
✅ CANCELLATIONS AND DATE CHANGES
• Please only book when you are sure of your dates as we do not offer any flexibility with date changes for any reason. Booking is at your own risk should there be any travel restrictions or other events (both personal and public) that may affect your stay dates.
• Please note that the host will not be responsible for refunding any money due to unfortunate events that affect the number of nights you stay under any circumstances.
•You are advised to take out adequate travel insurance to cover any unfortunate events on your trip.
✅ LIABILITY
• Your belongings are not covered by insurance if damaged, lost, stolen or destroyed.
• The host accepts no responsibility or liability for damage or injury in any way that you or any member of your party may suffer in connection with the accommodation.
• No parties or events. We`re very serious about this. There are families and elderly neighbours and if there is excessive noise, police are called and it becomes a whole expensive ordeal for the party host so please don`t book this place if you want to have a party. Party in the bars and come home quietly.

• The maximum number of guests allowed in and at the house is your reservation guest count ONLY.
• You are responsible for your safety (and the safety of any other person present at the accommodation) during your stay.
• Respect possessions and property as if they were your own.
⏰ CHECK-IN & CHECK-OUT
- Check-in: Must follow the check-in standard time.
- Checkout: Must follow the checkout standard time.
- Guest will collect keys in a keylocker on the entrance of the building.
- Please note that check-in time is a guide and it can change, our cleaners sometimes face issues outside of their control which can delay their finish time.
⚠️ DURING YOUR STAY POLICIES SO YOU CAN ENJOY A CLEAN & RELAXING HOME.
• Strictly no smoking is allowed inside the apartment. You must go outside on the street.
• It is Australian law that whenever a fire inspection is on, we must allow the inspectors access. This happens twice a year in the morning on a random weekday. All guests must accept this as a possibility.
🚨 • If the smoke alarm is activated by the guest by any means other than a bonafide emergency, the fire brigade will be automatically advised and will attend to the building. There is a fee of $1,688.00 from NSW Fire Brigades for each fire truck that attends the property. This fee will be payable by the guest should it be a false alarm.
There is a FIRE EXTINGUISHER and FIRE BLANKET, located in the drawer under the sink in the kitchen.
• Please be mindful of air conditioning, turn it off when leaving the apartment and only use it when sliding doors are shut.
⚠️ PARTY, NOISE AND ANY VIOLATIONS
• NO PARTIES or external visitors except for confirmed guests. Please don`t be noisy after 10 pm.
• Guests must follow Australian apartment building laws: be silent after 10 pm.
• Excessive noise or violations of any of the terms of this agreement will be grounds for immediate termination of occupancy.
🔑 DAMAGES, LOST KEYS, AND LOCKBOX
• If you notice any damage to the apartment that could be caused by previous guests, please take a photo of it from 3 different distances and send it to us through Airbnb.
• You accept responsibility for any damages caused during your stay.
• If you accidentally break anything in the apartment during your stay, please let us know as soon as possible.
• If you lose a keycard, the host will arrange a with the real estate a new key to replace it at your expense which will equate to more than $100 AUD (one hundred AUD).
✅ IMPORTANT
• Failure to obey/follow house rules will result in immediate booking cancellation and eviction.
✅ LASTLY
• As per Airbnb’s ‘Terms of Service’, unless reported at the start of a guest stay, the most recent guest will be held responsible for any breakages and/or damage to the property and its contents.
